Congratulations on weaving us through troubled waters. Your alarm at the budget meetings in the fourth quarter of 2006, which prompted the special assessment due 1/9/07, proved to be our saving grace. Any resident should be able to see from this that without the cash infusion into the assessment account, we would not have been able to pay the windstorm premium. A default on that premium, in addition to leaving us without that form of insurance, would have been a substantial default on our ground lease. The owners of the land (and buildings attached thereto) would have had ample grounds to evict all of us from the property. You and Jeff have worked so hard on bringing collections down to a minimum, therefore our operating account shows a healthy balance.
